The Tallyn’s Reach Metropolitan District is a governmental entity that has the power to impose property taxes and other monetary charges.  An elected board of directors made up of Tallyn's Reach property owners provides the overall management for the metro districts.

Tallyn's Reach contains 3 metropolitan district.  The districts are responsible for the following:

  • Constructing the major public utilities and roads within our community
  • Manage the operations and maintenance of all common areas such as landscaping and parks
  • Manage the community clubhouse, pool, tennis courts, and playground areas

 

The following tax levy example is for a homeowner living in one of the Tallyn's Reach Metro Districts:

For someone with a $350,000 home, this equates to a roughly $1300 yearly tax bill to finance the community infrastructure.   

Most new developments appear to fall within a Metropolitan District. This forces them to pay for major public utilities and roads that would not be built.  Instead of raising property taxes, this seems to be the "end around" which winds up under a property owner's tax bill.

In addition to the metro district tax bill, we also pay for the other services provided by the district.  The current Metro District dues are currently set at $XXXper quarter.

Meritage Homes, Tallyn's Reach and Carma failed to disclose that police
protection is so poor, 1 patrolman covers 40 square miles and Security alarms go
unanswered. Why did Carma and Tallyn's reach fall under City of Aurora. Since
Aurora refuses to protect the homeowners of Tallyn's Reach. What are our taxes
and Metropolitan District fees going towards. Tallyn's Reach has no boundary in
contact with the City of Aurora. The only benefit either party has is the City
of Aurora taking our tax dollar. Carma and the homeowners of Tallyn's reach
need to join another city - Centenniel, Foxfire or form our own muncipipality.

The metro district sent me a $120 a year increase for services. When did they
come to the affected residents for approval. The Metro district represents
taxation without representation.

Since I learned that we have been illegally charged property tax for the Parker
Fire district,Arapahoe library and Arapahoe recreation we have been successfulin
winning at least part of one battle. There are 86 lots that have been paying
these taxes for several years since this area was annexed into Aurora. Carma and
the city of Aurora should have made sure they were excluded back then but it was
apparently overlooked. The Douglas county court just ruled that the Parker fire
tax was illegal and must be stopped, however it looks like this won't go into
effect until next year. My tax is about 450 per year. It is doubtful we will be
refunded voluntarily but we are working on that. They tell we are basically
screwed on the rec and library tax but havn't given up yet.
